Information for Tenants
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safetyAll Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.
Viewings
Viewings will be arranged at a mutually convenient time, and may be performed in the evenings or weekends if practical, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Pre-Tenancy Questionnaire
Having decided to apply for a property, we will ask you to complete a Pre-Tenancy Questionnaire. This will help us to confirm your suitability to the specific Landlord’s criteria. Once you have been accepted to proceed, you will be required to pay a Holding Deposit.
Holding Deposit
The Holding Deposit will be equal to one week's rent. Paying the Holding Deposit will ensure that the property will not be offered to any other applicant by this company, providing all agreed conditions are met.
Assuming that the tenancy goes ahead, the Holding Deposit will subsequently be deducted from your first month's rent.
Proof of I.D.
To accompany your application we will also require proof of identification, for each applicant, in the form of a Passport - plus any one of the following:
• A driving licence showing the current address OR
• A recent (no older than 3 months) gas, electric, water, telephone/mobile bill OR
• A Council Tax bill showing your names and current address OR
• A letter from the personnel/human resources department from your employer, confirming the current address - this letter must be signed and dated by the payroll department or a financial director and contain the printed name and position of the signatory OR
• A copy of your current Tenancy Agreement showing the property address and the names of all occupants and start dates.
References
We will engage in the services of an independent Referencing Agency and seek references on behalf of the Landlord. Usually these will include references from your employer and/or accountant, as well as any former landlord(s). In addition, a credit check will be undertaken.
If you are unable to meet the required income criteria or credit checks, you may be requested to obtain a Guarantor (someone who would be prepared to agree to underwrite any rent and tenancy liabilities). Please note that a Guarantor may be required if the total gross monthly income of the applicants is below 2.5 times of the monthly rent.
Rent
Rent is usually quoted on a calendar month basis. In addition, the Tenant is responsible for Council Tax, Water Rates, Gas, Electricity, Telephone and Broadband costs.
Rent is payable monthly in advance, by Standing Order or in some instances by Direct Debit (unless alternative arrangements are agreed in advance) to either our Company bank account or directly to the Landlord. The first month's rent is due prior to occupation of the property.
Insurance
You are recommended to take out Tenancy Liability Insurance to cover accidental damage to the Landlord’s property, furniture, fixtures or fittings prior to any tenancy commencing.
You will be responsible for affecting any other insurance required for your own possessions.
Deposit / Bond
A Deposit (or 'Bond') will be required prior to occupation. This is usually equal to 5 weeks' rent. Where we are managing the property, this Deposit will either be held:
a) by us and covered by insurance or
b) forwarded to a government authorised custodial body.
We will inform you in writing of which scheme is used.
The Deposit is held to cover any breakages, damage or other tenant liabilities. Where we are the managing agents, at the end of the tenancy we will conduct a check-out inspection of the property, in the presence of the Tenant and assess for any damages and relevant Deposit deductions. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
Insurance
