Fees to Tenants

If you apply to take a tenancy through Gold Key Lettings & Management you may be liable for the following fees and charges which are shown inclusive of VAT unless otherwise stated.

SCALE OF FEES & CHARGES FOR TENANTS
Payable on Application:
Initial application/set up fee for one tenant£200.00
Reservation fee (This will be deducted from the first month's rental)£100.00 (VAT Exempt)
For each additional tennant£50.00
To add or include a permitted occupier£50.00
For a guarantor if required£50.00
Includes obtaining proof of identity, right to remain in the UK, visa and immigration status, ass affordability. Obtain references including previous landlord, bank and credit checks.
Payable once letting agreed and prior to obtaining keys for the property:
First month's rentAs agreed
Deposit without pets (usually one month's rent plus £100.00- VAT Exempt)Or as agreed
Deposit with pets (Additional £125.00 per pet- VAT Exempt)Or as agreed
You will be advised if a particular landlord requires a greater deposit.
Deposits will be held in accordance with current legislation.
Tennancy renewals:
Negotiating terms, preparing documentation,re-registering tennancy deposit and issuing certificate £48.00
Amendments to Agreement:
Changes to basic Agreements terms previously agreed£60.00

Gold Key Lettings & Management reserve the right to make additional charges in certain circumstances. Please see the notes and guides to our services. Gold Key Lettings & Management reserve the right from time to time to vary or amend their Scale of Fees and Charges which shall become effective only after the initial period of letting and then after not less than one month's notice to the Client in writing delivered by hand or by First Class Post or by email. Gold Key Lettings & Management is a licensed member of UKALA (The UK Association of Letting Agents). Client Money protection (CMP) is provided by UKALA. Independent redress is provided by the PRS Property Redress Scheme.
